We obtained detailed approval for 80 dwellings, including detailed design for SANGS, as a first phase of a wider emerging allocation following outline permission being secured on appeal. The scheme had been very unpopular at a previous contested planning appeal.

Luken Beck recommended and managed a successful programme of neighbour engagement prioritising those residents adjacent to the site and significant reduced opposition. Through detailed pre-application negotiations with the LPA we delivered a scheme that met the authorities high design quality aspirations and was accepted to be sympathetic to local vernacular despite using standard house types. Through our further close engagement and negotiation with Natural England the LPA went on to give their approval via a Grampian condition dealing with Habitat Regulation conflicts (nutrient neutrality constraints).
