Luken Beck secured Outline planning permission 56 dwellings on this sensitive greenfield site in Arun District. Falling outside of the Council’s spatial strategy, into conflict with its local plan, the site also lies next to sensitive heritage.  Yapton Parish Council also led strong resistance to the site.

First, via a programme of engagement, we worked with the Parish Council to try to resolve their concerns.  Luken Beck successfully argued the importance of the development to boosting local housing supply, and particularly providing affordable housing for the village, and led the team to demonstrate there were not any overriding significant impacts taking account of the mitigating design qualities shown by illustrative design principles and details offered.

Luken Beck subsequently successfully handled reserved matters, variations to S106 Agreement and the discharge of planning conditions smoothing the process for our housebuilder client.
